What Insurance Products should you demand of your Home Inspector?

Being both a Realtor and a Home Inspector, I often find questions about coverage.  We want to protect ourselves as Realtors and as Home Inspectors.  What about the Homeowner?  Should they be entitled to protect themselves by hiring Home Inspectors with the right coverages?  I should say so.  That means YES.  

As a Home Inspector, I carry professional liability coverage (claims-made) with NO gaps in coverage.  This is important to you the Homeowner because a gap in coverage can eliminate any retroactive coverage and give you a denied claim. 

How does that work you ask?  Simple, the Homeowner makes a claim for something missed 9 years ago.  The professional liability coverage during that time is now expired.  Your Home Inspector continued to purchase professional liability coverage without a gap in coverage and Retroactive coverage for past acts or past misses.  

Because your home’s issue occurred 9 years ago and your Inspector was smart enough to buy Retro Insurance, you have a chance at a winning claim.  

What you should ask your Home Inspector before hiring them (as it relates to these coverages):

  1. Do you have professional liability insurance?

  2. What was the first date of your initial professional liability insurance?

  3. Have you had any GAPs in your professional liability insurance?  If so, what date? (this is the new retro date)

  4. Do you have Retroactive Insurance?  (if NOT, the Homeowner can only go back to the current policy period.  Once that expires, so does your ability to make a claim).

Conclusion, don’t hire Home Inspectors that don’t carry Retroactive Coverage!

How Tight is in Rental Market in Phoenix?

 How tight is the Rental Market in Phoenix?

I just acquired a Client who needs to rent a home.  She wants it on the west side since that is where she works.  She is looking for a 4 Bed 2 Story with a Loft for under $1,800/month.  Tall order in this market.  I found 1 unit available.  When I go up to $2,000/month, I found 4 more.  This market is red hot on fire, including rentals.  In fact, rental permits have out paced single family permits 3 to 1.  

I now have the added pressure, that her current Landlord has sold the rental home and she has 30 days to get out.  This puts huge pressure on me to find this nice family a home.  So I am at break neck speed.  Normally, I don’t handle rentals other than my own.  In this case, she was a referral from a personal friend and therefore, I am treating her as a personal friend.  This is the kind of care you will get when buying or selling thru me.

 How to win in a multiple offer situation!

Just Sold: 41714 N. Anthem Ridge Drive, Phoenix 85086

This home would be a 1.2M – 1.5M anywhere else.  This property is in the Anthem Country Club a private gated, golf community. This is a 3,290 sqft, 4 bed, 3.5 bath, 15-foot ceiling gorgeous luxury home in every sense.  More than fantastic grounds and finished back yard.  They offered the home at 775k.  The reason we were able to get it was 

1) we over bid at 805k 

2) we were willing pay the HOA special assessment of 4k

3) we submitted a cash offer

4) we submitted it with a proof of funds showing cash

The truth is that my Buyers were going to role their last homes proceeds to pay for Anthem Ridge in cash.  But we didn’t want to submit a contingent offer.  Because a contingent offer would not be accepted in this hot market.  So we compiled a list of their assets, IRAs, etc. and submitted that as the source of funds.  

Since this was a relocation deal for the Sellers it took 7 weeks to complete which gave my Buyers plenty of time to close their old house, pocket the 1.2Mil. (p.s. which I sold for www.5kflatfeelisting.com). 

I know not everyone has 805k IRAs and assets to put down to be a cash buyer.  If you are in that situation, call me immediately to discuss the creative ways that I use to make the non cash buyer look like a cash buyer at contract acceptance time.

Why are home prices increasing fast?

 Why are home prices going up so fast?

Normal equilibrium in Phoenix is 25,000 homes available at any one time.  As of this writing, there are 3,730 homes available.  Only 14% of normal.  With this many Buyers jockeying to get a house, over bidding, multiple offers, bidding wars are the norm.  

The strategy most used is List on Thursday, Open Saturday and Sunday, accept offers Monday, decide on Tuesday.  This gets the most exposure and trains the public to jump jump jump thru the Listing Agent’s hoops. 

This strategy only works is a raging Seller’s Market.  

I live in Chandler, AZ.  As of this writing, Chandler has 111 Active Single-Family Homes for sale.  Absorption in this sub-market is 335/month.  Chandler only has .3 months of Inventory.  Lots of big employers are coming to the East Valley, so the demand here is incredible.  

I think the smart money sells right now.  Take your chips off the table.  Go rent a place and wait for the market correction.  With Biden’s huge tax increase coming to the middle class, that is going to help kill the housing market by killing employer’s ability to hire and retain employees.  If you sell now, you lock in your profits.  Then buy back in when the Biden economy is in full failure.  We lived thru Biden last time; we will live thru him again this time.  Don’t despair, take your chips off the table now while you still can.  Don’t forget to save thousands of dollars doing so we us using the www.5kflatfeelisting.com.
