 How to win in a multiple offer situation!

Just Sold: 41714 N. Anthem Ridge Drive, Phoenix 85086

This home would be a 1.2M – 1.5M anywhere else.  This property is in the Anthem Country Club a private gated, golf community. This is a 3,290 sqft, 4 bed, 3.5 bath, 15-foot ceiling gorgeous luxury home in every sense.  More than fantastic grounds and finished back yard.  They offered the home at 775k.  The reason we were able to get it was 

1) we over bid at 805k 

2) we were willing pay the HOA special assessment of 4k

3) we submitted a cash offer

4) we submitted it with a proof of funds showing cash

The truth is that my Buyers were going to role their last homes proceeds to pay for Anthem Ridge in cash.  But we didn’t want to submit a contingent offer.  Because a contingent offer would not be accepted in this hot market.  So we compiled a list of their assets, IRAs, etc. and submitted that as the source of funds.  

Since this was a relocation deal for the Sellers it took 7 weeks to complete which gave my Buyers plenty of time to close their old house, pocket the 1.2Mil. (p.s. which I sold for www.5kflatfeelisting.com). 

I know not everyone has 805k IRAs and assets to put down to be a cash buyer.  If you are in that situation, call me immediately to discuss the creative ways that I use to make the non cash buyer look like a cash buyer at contract acceptance time.
