 How to make an offer on real estate thru your Realtor

In this video you will see what your Realtor goes thru to get an offer out the front door for you.  Your Realtor will need the following to make an offer:

  • Pre-Approval or Pre-Qualification Letter: Please make sure the pre-approval is still valid.  Normally, the pre-approval is expired within 90 days.

  • Proof of Funds: This is the cash you will need for the down payment amount and closing costs (please black out or remove any acct numbers before sending) or an official bank statement showing the entire down payment or a screenshot.

  • Full legal name of anyone that will be on the contract.  You can do so personally or in a corporation such as an LLC.

  • Email address to use when signing documents. (Each signer needs their own email address for DocuSign or like signing product)

  • Your Home Address, The Offer Property Address

  • Phone

  • Offer Price

  • Down Payment

  • Close of escrow date

  • Initial Earnest Money Deposit (EMD)

  • Additional EMD, date due

  • Financing contingency (Y/N?)

  • Type of Loan or Cash

  • Appraisal contingency (Y/N?):  If yes, how many days?  

  • Inspection contingency (Y/N?):  If yes, how many days?  

  • Addendum Language (Y/N?): ask your realtor

 Staging, should I or shouldn't I and what are my options.

I have sold vacant and un-staged homes over and over.  Staging is not required.  I have heard that staged homes sell faster for more money with staging. Problem with that claim is it is unsubstantiated.  You don’t know how much a house would have sold for if it was un-staged.  If you are not certain about staging or not.  

Staging can cost $2,000 for 2,000 sqft house + month fees.  It’s definitely not cheap. 

Let me offer a compromise idea:

  1. First 2 weeks, attempt to sell without paying for staging.  Leave the house empty.  If it does not sell

  2. Second 2 weeks, use virtual staging. Virtual staging is computer generated furniture and furnishings over the picture of your vacant room.  Debra Falco does this for about $50/room.  Check her work out in this video or go to her website.

If virtual staging does not work, then try the physical staging.

  1. Third 2 weeks, use the actual physical staging.  Pay the fees and bite the bullet.

Does open house generate a bidding war?

 Does Open House generate a Bidding War

I am sitting 5507 E. Justine Rd. Scottsdale AZ 85254 open.  This home is listed at 925k and I got 2 offers.  One is mine.  I also got 2 listings coming soon and 2 active buyers.  The investment of time and energy into an open house during a Seller’s Market is fantastic.  I am surprised more Realtors are not doing it.  

The Chicago couple are writing a contingent offer because they will need to sell their old house first.  They told me they have 4 families bidding on their Chicago home.  Here in AZ, they get a 10-day inspection period, my advice was to NOT write contingent because by the end of the 10 days, they will be under contract and it will not be contingent anymore.  

The Dallas couple were smarter, they had a house in escrow and set to close.  They wrote with me that day.  They got their acceptance, that day.  By the time of this writing, we are set to close next week.  

What’s the difference between Chicago and Dallas?  Speed.  Dallas was willing to act with urgency.  Chicago was too timid and too slow. 

In this case, the open house did generate a bidding war.  It is important to understand that bidding wars also need speed.
