Wrap Mortgage, what is it and how do you use it



The Wrap Mortgage is a technique real estate investors use sell a house and keep cash flow.  Why would someone wish to do that?  Maybe you are the type of investor who doesn’t like the concept of tenants?  You don’t like property management or you don’t like the thought of someone else trashing your place.  I totally get that as a long-time landlord.

This technique allows you to sell a house to Buyer and be the BANK!  You still keep cash flow after the sale.  And it allows you to have an existing mortgage on the property.  Being the BANK is actually a great concept.  The Buyers send you a check every month to make their payment.  If they ever stop, you foreclose, just like a Bank.

How do you decide where to hold rentals



So you want to hold rental property, great idea for cash flow and long term wealth.  I live and work in Phoenix, this city does NOT cash flow even remotely.  If I was interested in rentals, it would not be Phoenix.  Then the question is were would you go.  

I just happen to have some insider information but you cannot rely on insider information as a business plan.  Let me give you both.

Cleveland is a place where you can buy a house for 80k and rent it for $1,400.  Boom!  Cash Flow.  

What if you didn’t have that kind of insider information, then I would use the Local Market Monitor.  For $100 per city, the Local Market Monitor will give you their rental report by zip code.  One of the unique features about them is that they do a 3-year rental forecast.  I have never seen anyone do a rental forecast.  Wouldn’t you want to know that your rents can increase annually?  This video shows you a copy of the report and their contact info.  Take a peek and call me with questions.

How to pick remote Cities to invest in



Picking a City to invest in can seem difficult especially if it is not your home town.  This video shows you 2 strategies for picking what State, City to invest in.  Where you live may no be conducive to your investment goals, so what!  Move your investment goals to a different City that is conducive. 

If your goals are fix and flip, maybe you should find a City with high appreciation.  That way, you double dip.  Meaning, you get the forced appreciation from fixing the property with a hammer and the natural Buyer behavior appreciation that goes on without your help.  Buyer behavior can force markets up, we are seeing a lot that right now.

Primary Fix and Flip Strategy



If you follow this strategy, you cannot lose.  Here is the idea: You are interested in fix and flip real estate.  You hire 10 Realtors in 10 Cities/Counties (we don’t want overlap).  Make 3 offers per day each.  The 3 offers are:

  1. A traditional re-sale

  2. An REO or real estate owner or bank owned

  3. A Short Sale

Make your offers at 65% of the after-repair value.  That is about the right figure to cover all the costs of the buy, fix and re-sell.  

You are making 30 offers per day.  This really is not difficult since it takes 10 seconds with docusign to make an offer.  Plus, you Realtors are doing all the work to identify these targets.  Do you really think, if you are making near 900 offers per month, that you can get a deal?  You sure will.  This sounds like a lot, but once you train your Realtors, it’s like auto-pilot.  This video shows you all you need to implement this strategy.  Have at it and happy hunting.
