So you want to hold rental property, great idea for cash flow and long term wealth. I live and work in Phoenix, this city does NOT cash flow even remotely. If I was interested in rentals, it would not be Phoenix. Then the question is were would you go.
I just happen to have some insider information but you cannot rely on insider information as a business plan. Let me give you both.
Cleveland is a place where you can buy a house for 80k and rent it for $1,400. Boom! Cash Flow.
What if you didn’t have that kind of insider information, then I would use the Local Market Monitor. For $100 per city, the Local Market Monitor will give you their rental report by zip code. One of the unique features about them is that they do a 3-year rental forecast. I have never seen anyone do a rental forecast. Wouldn’t you want to know that your rents can increase annually?
