 Does Open House generate a Bidding War

I am sitting 5507 E. Justine Rd. Scottsdale AZ 85254 open.  This home is listed at 925k and I got 2 offers.  One is mine.  I also got 2 listings coming soon and 2 active buyers.  The investment of time and energy into an open house during a Seller’s Market is fantastic.  I am surprised more Realtors are not doing it.  

The Chicago couple are writing a contingent offer because they will need to sell their old house first.  They told me they have 4 families bidding on their Chicago home.  Here in AZ, they get a 10-day inspection period, my advice was to NOT write contingent because by the end of the 10 days, they will be under contract and it will not be contingent anymore.  

The Dallas couple were smarter, they had a house in escrow and set to close.  They wrote with me that day.  They got their acceptance, that day.  By the time of this writing, we are set to close next week.  

What’s the difference between Chicago and Dallas?  Speed.  Dallas was willing to act with urgency.  Chicago was too timid and too slow. 

In this case, the open house did generate a bidding war.  It is important to understand that bidding wars also need speed.

 What should your fix and flip look like?

This video shows a perfect example of what your fix and flip should look like when you are done.  I teach fix and flipping all over the Country.  Looks like my next stop is Newark, NJ.  A 19-year-old college student called me to teach him and his pal to fix and flip.  He didn’t want a bunch of video training and zoom junk.  He wanted live 1on1 training.  And since, I have done over 700 of them, he was satisfied with me.  Will report results.

Some flippers try to keep this and that on the house to save money.  I get it, but the truth is when you rehab a house and leave the old cabinets or floor, it stands out like a sore thumb.  Call me to see a bunch of “what not to do pictures”.  Take a look at this video and see what you think.

Fix and Flip Checklist.

You want to fix and flip a house, great!  What should you do in what order?  That’s the big question.  This video attempts do document line by line what you should do and when you should do it.  Please feel free to call me for the checklist in MS/Excel.  I am more than happy to share it.

 How to find 100% fix and flip money.

This video is designed to show you how to get all the money you will ever need to fix and flip a house.  There are too many line items to list in this blog.  Basically, if you offer a rich person double digit returns on borrowing their money, some will loan it to you.  Obviously, you get what you negotiate.  

Here is my question: How do you find the rich people who wish to loan money?  That’s what this video addresses.  The more rich people you can find, the more confidence you have in your ability to fix and flip homes.  My challenge to you, watch the video and call me with questions.

How to know how much money you need for a fix and flip.

I use a GAP Worksheet.  Understand when you are doing a fix and flip, the hard money lender will not give you 100% of the money you will need.  So how much money do you need to make up the difference and why would you want to know that amount?  Think of it this way: would you feel more comfortable if you knew that you had 100% of the money needed to pay every single vendor?  Of course, you would.  That’s what the GAP Worksheet is for.
