What is the Scope of Work for house flippers

The Scope of Work is the list of repairs and their associated costs.  Your Hard Money Lender is gonna need this list.  Your General Contractor is gonna need this list.  You don’t just tell a GC to fix the house.  You must be very specific.

I am constantly being asked how much does this or that cost to renovate a house.  While I have spent years renovating houses, I never bothered to write down everything that I spend.  Eventually, I grew tired of the question and finally and formally wrote up an 11 page MS/Excel Spreadsheet with how much home renovation items cost.

How to perform a double close

Wouldn’t it be great to sell a house on the same day that you bought it.  That’s what the double close is for.  You schedule the Buyer to come into close at 9am and the Seller to come into close at 2pm.  You must first check to see that the Title Company is willing to perform a double close, not all will.  This video shows you in depth how the double close works.  Take a peek and call with questions.
